London Borough of Enfield / Building Bloqs

Our role at Meridian Water – the London Borough of Enfield’s flagship regeneration project – has been to lead on the creation of a meanwhile and interim masterplan, and to deliver key building projects and public realm components.

Meridian Water is one of the largest regeneration projects in Europe. It presents a major opportunity to realise a mixed urban quarter for London of city-region significance. Meridian Water’s delivery plan maps out a 20 year timeframe for delivering 10,000 new homes and thousands of new jobs.

This transformation will be enabled by a major investment in infrastructure, including a new railway station and connective road infrastructure – which together will open up fragmented and under-utilised territories at Meridian Water, kickstarting a programme of comprehensive regeneration around the intensification of industrial land and co-location with a richer range of uses.

Alongside developing the broader interim strategy, 5th Studio are also leading the design of a series of building projects forming part of Meridian Works – LB Enfield’s initiative to place creative manufacturing at the heart of the emerging mix of uses at Meridian Water.

Meridian Water needs to be ‘great from day one’ - with change on the ground shifting perceptions, highlighting existing uses, embedding new vibrant uses and improving access and legibility. In both economic and placemaking terms, success at Meridian Water will depend on the concerted and focussed stewardship of the site’s transformation. The meanwhile and interim use strategy will be instrumental to this process.

The work aims to pump-prime Meridian Water’s role as a culturally vibrant, attractive and well-integrated piece of city, with prospective uses ranging across workspace, creative studios, business incubators, meantime retail, a film production hub, markets, leisure, and events: including hosting the Field Day festival.

The Meridian Works anchor projects will bookend a network of creative manufacturing uses, access improvements and meanwhile public realm spaces that together will frame a transformed eastern bank to the Lee Navigation.

We are currently working with Building BloQs — a successful community workshop —to create a new 3,200m2 workshop, allowing them to offer a greater and more diverse range of professional standard space and equipment to support the careers of more of London's freelance makers. The project is due to complete early 2020.

Our work has also included development scoping and design visioning for a series of other new uses at Meridian Water, including an Employment and Fashion Hub to provide intensified workspace to house and train London’s creative fashion manufacturers and support other uses.

We have been working to produce traditional development appraisals but have also been proactive in terms of the curation of potential site tenants - bringing NEF Consulting and Urban Space Management onto our team to support this work through socio-economic and development planning input.
